About the role:
You will be involved in the undertaking of high quality and timely building surveying and development monitoring services, meanwhile delivering instructions and projects from inception to completion with the minimum of supervision.
Projects to include but are not restricted to:
* Technical due diligence reviews of buildings including the coordination of wider specialist consultancy reports.
* Development monitoring of large construction projects including the initial project appraisal and on-going monthly monitoring phases.
* Preparation of design and specification documentation, running of the tender process and the administration of refurbishment projects.
* Planned Preventative Maintenance Inspections and Reporting.
* Preparation of Schedule of Dilapidations and negotiating on behalf of Landlord or Tenant.
* Drafting of Standard Contract forms and Contract Administration.
About you
The successful candidate will be recently MRICS qualified with strong commercial surveying experience. You will have good appreciation of professional and project-based building surveying matters being able to understand the basics of the local and wider property markets.

Our client is an international holdings company who have established themselves in the U.K over the last 18months to become a leading player within the private rented sector (PRS) space. Project Planner
PROJECT PLANNER
Location: flexible, occasional travel
Role Description
The Project Planner will be responsible for the development of project schedules from client RfPs to construction close out and operational mobilisation, for multiple large-scale data centre projects. The Company relies on contractors having the ability to efficiently sequence concurrent works to deliver projects within extremely tight timeframes. Key to the success of the role will be exploring and developing new innovative means of fast-tracked schedules, running concurrent work packages and successfully sequencing construction works to allow for construction efficiencies.
Due to COVID-19 constraints, the Company anticipates operating a work from home (WFH) policy through most of 2021. The appointee will need to be comfortable working within this environment and have experience of remote working internationally and regularly participating in virtual online meetings.
Reporting
Reports to Chief Design & Delivery/CEO.
Core Responsibilities
General
* Developing and thereafter managing the programming for conceptual and live data centre project schedules, globally.
* Developing a Project Team master programme schedule.
* Develop and manage generic construction programmes to deliver various size data centres globally, inclusive of critical build sequencing, JIT procurement and delivery of key plant & equipment, and ensuring clients have early access to the data halls while construction is still being completed and commissioning is underway.
* Advise on a project to project basis on the correct and most suitable construction methods to use depending on timeframes and budgets.
* Review standard architectural and engineering specifications to develop the programme and scheduling approach for each project.
* Manage the coordinated interfaces with the Project and Design teams to ensure all work packages are developed timeously upfront to feed into the project schedules.
* Develop and manage detailed resource loaded schedules, inclusive of critical path analysis and ensuring programme logic is maintained through the project programme life.
* Integrate multiple schedules into a master programme schedule, baselined with full critical path integration.
* Additional programme development and management will include but not limited to customer RFP integrated master schedules for each development scheme, local council planning submissions, design schedules and procurement schedules for onboarding of critical consultants, contractors and ordering of key plant & equipment.
Pre-Construction Deliverables
* Assist the delivery team with customer RFP information master schedule for each project bid, in preparation for presentation to the customer.
* Assist the Project Team in developing each project's procurement strategy and schedule.
* Advise on scheme buildability based on client delivery deadlines.
* Assist the Project Team on planning submission programmes and drop-dead dates for power procurement, contractor mobilisation to site and construction commencement.
* Prepare detailed project schedules, inclusive of project milestones, contracted client drop-dead dates and critical path for each project.
* Assist the Project Team and QS in the preparation of contract tender information by including signed off milestone and critical programme dates.
* Review, analyse and comment on contractor's construction programme during tender review to advise on the feasibility of the construction programme.
* Input into the development of cash flow forecast with the project QS, based on construction and procurement schedules.
* Input into the Generic Employers Requirements for each project with minor changes, specific to the data centre size and location with the project QS for all programming related content, construction phasing and deliverables.
* Review of the Project QS' tender pack and advise on any omissions/changes to programme related information.
* Input into tender briefing sessions to understand the contractor's construction methodology, programme approach and feasibility.
* Assist the Project Team with design scope change programme updates.
Construction Deliverables
* Review, comment, input and agree to the contractor's construction programme.
* Attend virtual weekly construction progress meetings with the contractor and Project Team.
* Schedule and hold virtual bi-weekly programme update meetings with the contractor's planner and report progress to the Project Team for client and board reporting.
* Review and input into monthly project cashflow updates.
* Monitor, review and advise on construction sequencing during the project to ensure the delivery schedule is maintained/optimised throughout the project.
* Provide the Project Team look ahead information for project reporting against critical path and milestone tracking.
* Incorporate scope changes into the construction programme in a coordinated manner with the contractor to ensure client contracted dates are maintained.
* Input and advise on the commissioning programme with the Independent Commissioning Agent.
Occupation and Defects Deliverables
* Ensure contractors defects are scheduled effectively.
* Input into the project close out and lessons learnt report reports, from a programming perspective.
Knowledge and Skills
* Excellent verbal, written and presentational skills.
* Excellent knowledge of MS Project and other industry planning software packages.
* Good knowledge of the construction industry and delivery.
* Excellent IT skills, particularly MS Office.
* Good knowledge of construction project management.
* Excellent attention to detail.
* Strong negotiation, organisational and analytical skills.
* Possess good interpersonal skills and display high levels of confidence and competence.
Qualifications and Experience
* Bachelor's degree or equivalent in construction and/or engineering - Essential.
* Minimum of 5 years of large-scale construction project management experience - Essential.
* Minimum of 5 years of experience using MS Project or Primavera P3 or P6 and MS Excel - Essential.
* Current or previous experience of working on large-scale data centre construction projects - Essential.
* Proficient in BIM scheduling - Essential.
* Subject matter expert using MS Project to manage an integrated master schedule and supporting of detailed schedules - Essential.
* M&E critical services construction projects - Highly desirable.
* Experience of remote working.
The appointee will be required to Work from Home (WFH) until the COVID-19 situation has stabilised and the new Company office in N London is available. He/she will participate in regular virtual online meetings and undertake COVID compliant site visits as required.

They are seeking a highly motivated, committed, positive and collaborative individual to join their expanding team. This position has become vacant due to internal promotion alongside a high volume of project work and an expanding contract portfolio. The Contracts Manager will report directly to the General Manager and sit within the management team.
It is essential you have a passion for continuous improvement, together with the excellent interpersonal and communication skills required to successfully undertake this senior and influential role. You will line manage a small but busy team of Project Managers and assistants enabling them to deliver multiple project portfolios to our customers - mainly contractors and developers in the new-build residential and other construction markets.
You will need to focus on supporting the Project Managers to deliver numerous projects within tight deadlines, contractual constraints, and budgets to ensure we meet customer expectations. The Role
As the Development Manager the role will be to lead and deliver a significant reconfiguration of a historic building in the heart of London. Reporting

Core Responsibilities
* Take full responsibility for the management and safe delivery of data centre projects
* Key client management throughout the various project stages during the development of new data centre
* Involvement in the development of new project site business case
* Accountable for the commercial, financial and administration management of the construction of data centre project
* Monitoring of and monthly reporting on the project's cash flow

Capstone is working closely with a property investor and developer and they are recruiting an interim Head of Development in an advisory capacity to help manage the delivery of its current development projects in the UK and Europe. With their Head Office based in London Fitzrovia, this position sits alongside an existing team of Private Equity, Banking, Fund, Investment and Consultancy professionals who are making a meaningful impact in everything that they do. Since their inception 3.5 years ago, they have made a significant amount of property investments that are underutilised, unloved and have capacity for substantial value enhancement.
The Role:
The key scope of the role will include:
* Advising the board on the delivery of multiple development projects from concept through to construction delivery, supporting their external project management consultants
* Liaison with the team to manage the co-ordinated delivery of the wider commercial activities of each project including securing and administration of third-party financing, branding, marketing and leasing activities
* Assisting with the sourcing and assessment of new assets and development projects, as well as the potential of creating a Development Management business in time
Key work activities to be performed will include:
* Assisting with the production of site development feasibility studies
* The production of budgets and activity programmes to inform development appraisals
* Assisting with development site acquisition due diligence and legals
* Devising development delivery programmes and managing and reporting progress against the programmes
* The procurement and legal documenting of all required third party consultant, contractor and supplier services to facilitate the delivery of the developments
* Securing all required statutory consents and third-party approvals and the delivery of developments in compliance with consents and all related conditions
* The recording and management of all expenditure within approved budgets
* Assisting with the reporting of actual performance against project appraisals
* Assisting with branding & marketing for developments and coordinating with development delivery works
* Regularly reporting internally and to external development partners & funders on progress against programme, expenditure against approved budget and overall performance against the approved appraisal
* Procuring all required insurances to facilitate developments
* Managing the client's health & safety obligations throughout the project
* The safe storing of all key project information to help facilitate the leasing and sale of developments
* The creation and implementation of risk mitigation strategies.
Background & Experience:
The candidate must have a construction or real estate related degree and a property/construction professional body qualification with a minimum of 15 years' experience of the direct project management of development schemes, working as an internal client Project or Development Manager. The candidate must demonstrate the following core experience and knowledge:
* Project programming
* Design and procurement management and securing of statutory consents and third-party approvals
* Management of on-site construction activities;
* Strong technical knowledge of current design, procurement & construction technology

I am working with an entrepreneurial and dynamic residential asset management company who seek the addition of an in-house MRICS Building Surveyor. My client currently administers a portfolio of 10,000 units on behalf of major large national freeholders and housebuilders. The portfolio includes modern apartment buildings, traditional blocks of flats, mixed use developments with combined residential and commercial occupiers, private housing estates and (PRS) or (BTR) developments.
This position will sit within the surveying team, and the successful applicant will be responsible for overseeing and managing the maintenance across the portfolio, liaising with the property managers and reporting back to the management board. Generally, this will be an autonomous role, albeit with high levels of responsibility and opportunity to grow the department alongside the expanding portfolio.
THE ROLE:
* Oversee and manage appointed external professional teams.
* Direct, approve and manage schemes for the external works and common parts refurbishments in blocks.
* The management of the fire insurance of the portfolio, ensuring that all properties are insured and have the correct up to date values.
* Liaise with tenants, managing agents, and contractors to manage and resolve building problems.
* Identify defects in buildings and specify remedial works or to determine if the proposed solution is adequate.
* Develop and implement long-term maintenance plans.
ABOUT YOU:
